Management is an important part of maximizing the return on your Real
Estate investments. If you choose to manage properties yourself, I am
happy to provide you with advice and warn you about some of the pitfalls,
based on my years of experience as a Property Manager with my own Investment
Properties.
Alternatively, you may wish
to consider the Property Management services I can offer. These include:
- Advertising your business
locally, nationally, and/or internationally.
- Screening and taking of
applications from prospective tenants.
- Negotiating and drawing
lease agreements.
- Collection of security
deposits, rents and cleaning fees.
- Sending late notices to
delinquent tenants.
- If necessary, the checking
in and out of your tenants.
- Providing of keys to tenants
and collecting keys on departure.
- Contracting cleaning services
following tenants departure.
- Maintaining emergency
maintenance service 24 hours a day for plumbing, electrical, sewer
and other problems.
- Remitting monthly check
with itemized statement.
- Providing IRS Form 1099
at end of year.
No business endeavor is without
risk. We have occasional damage such as broken dishes or a burned sauce
pan. But it would be foolish to assume that major damage or the need
for eviction will never occur. Nevertheless, with proper management,
the risk in the rental business is low.
Sometimes it is
difficult for a property owner to make the transition from regarding
his property as a personal residence to perceiving it as a business
asset. To be successful, the owner must look at it as a resource from
which he will most certainly generate business income and from which
he may sustain some business losses. It is also important to remember
that unless a business asset is maintained, it will produce less and
less income, so it is vital to keep the property in top condition at
all times.
